Property management & local support in Tunisia

Property management in Tunisia for owners living abroad

An apartment, house, villa or second home may have different uses: your own stays, holiday rentals or periods left empty. Tell us about your property so we can assess possible arrangements according to its location, use and your needs. Local operating partners are still to be selected; this page does not confirm a local team, availability or an intervention date.

Whether you are Tunisian and living abroad or simply away from the property, you choose the tasks to delegate and the decisions you retain.

One home, different periods: agree how each will work

The support you need depends on how the home is occupied. You can enquire about rental management, care during your absence or a single task, subject to assessment and acceptance.

01

You use the property

Preparation before your return and access for you or authorised people. Your own dates of occupation are included in the agreed arrangements.

02

Guests stay in the home

Listings, reservations, communication, arrivals, departures and cleaning coordination within the rental management scope you request and that can be accepted.

03

The home is empty

A visual check, photographs, keys or access for a contractor according to your instructions and the accepted assignment.

Holiday rental management in Tunisia: organise the change between occupants

A booking does not prepare the home. A furnished apartment, house or villa may need tasks before, during and after each stay. Specify the operations you want to delegate so their feasibility can be assessed.

Prepare for rental

Identify the work needed to prepare the home, listings on Airbnb, Booking.com or other chosen channels, and the reservations and availability you want managed. These tasks are included only if agreed.

Connect dates with access

Include your own stays and provide guests with useful information. Arrival, departure and access arrangements must follow the agreed instructions.

Prepare for the next stay

Cleaning between stays and necessary contractor visits can be coordinated when included in the accepted service. A reported issue may need someone to observe conditions in the home.

Airbnb-related support is one possible need. You can also enquire about a property you do not rent out.

What should you check before offering tourist accommodation?

Identify how the property will be used and the category it falls under before offering it for rent. Check the applicable requirements with the relevant local authority. Tourist Land Agency: accommodation categories (in French).

This official resource provides a starting point; it does not establish that a particular home is authorised to operate.

Keep your residence for your own visits to Tunisia

A family or second home can remain for your personal use. Specify planned dates, authorised people and tasks before your arrival; preparation must reflect what you actually need and what can be arranged.

Before your return

Arrange agreed preparation, a visual check or access for a contractor. The aim is to handle tasks that require physical presence before you occupy the home again, subject to acceptance.

If the home is also rented out

Your own stays must be included in the availability calendar. The arrangements reflect how the home is used and which tasks you delegate.

Information to provide

Stay dates, access, a contact person and specific instructions: explain what is already organised and what still needs attention.

How should I prepare the home between family use and rentals?

Separate dates for relatives, accepted bookings and time needed for cleaning and linen. Identify personal belongings and private rooms. Communicate a new stay before changing bookings or preparations.

Who confirms that the home is ready before arrival?

Agree who carries out preparation and the update that confirms it. Points can cover the rooms, agreed linen, keys and difficulties encountered. Confirmation concerns completed tasks and does not guarantee that equipment will remain fault-free during the stay.

Between stays, keep informed about your home

An empty apartment or villa occupied for only a few weeks each year may need local attention even without rental. A phone, message or camera cannot always establish visible conditions or let someone into the home.

Observe the agreed points

A check visit and photographic record cover the visible items specified in the assignment. Useful information is reported so you can understand what was observed. This does not establish the cause of a fault or replace a technical diagnosis.

Act within your permissions

Key handover or collection, access for a tradesperson and a visual check after work can be requested as one-off tasks without an ongoing management commitment. Location, scope and acceptance must first be confirmed.

Keys and contractors: define every access permission

Entrusting keys or admitting someone requires clear instructions. Authorised people, planned tasks and decisions that require your approval must be defined before an assignment starts.

Coordination with the appropriate professional

Plumbing, electrical work, air conditioning, locks, maintenance or another technical task: diagnosis and work remain the specialist's responsibility. Darikey may document visible conditions, inform you and coordinate access when included in an accepted assignment.

You retain important decisions about your property. The update after the visit explains what was observed or completed and any limits encountered.

Tunisian owners living abroad: receive the information you need to decide

From France, Belgium, Germany, Italy, Canada or elsewhere, you may not be able to travel for every task. Relatives may already help; you can also enquire about a separate arrangement while keeping their role clear.

Updates depend on the assignment: the home's visible condition, an issue observed, an action completed or a contractor's visit. Photographs can help explain the findings where useful.

Describe your property and the difficulty you face. Any proposal should specify the scope, access, decisions you retain and updates to receive. No task or visit date is confirmed by submitting an enquiry.

How can a provider I already selected be coordinated?

Provide their details, agreed task and what needs arranging around it: access, an appointment or photographs afterwards. Specify who accepts their quotation and pays them. Changes to the work must follow the agreed permissions.

What if my occupancy calendar changes?

Tell your contact the new dates and any existing bookings. Confirm whether preparations and appointments can be moved before treating the change as accepted. Any change fees depend on the agreed conditions.

Tunis, Hammamet, Sousse, Monastir or Djerba: start with your property

An urban apartment, coastal second home, family villa or seasonal rental may need different preparation and checks. Include the city, neighbourhood, property type and current use. Naming a location does not confirm local availability.

The location and requested tasks must be assessed before possible arrangements can be confirmed. No city named here establishes local availability.

Before delegating: information to gather

Prepare the exact location, current use, occupation periods, key holders and tasks you want to delegate. Specify a local contact and which decisions require your approval.

Any proposal must define accepted tasks, access, fees, updates and conditions. Visit frequency and reporting depend on what can be agreed for your home.

Agreed points
Items to observe under your instructions, including what was checked and what could not be accessed.
Observations and photographs
Describe visible conditions and provide useful photographs. An observation does not replace a technical diagnosis.
Actions completed
Access provided, keys handed over or another authorised action, including any limits encountered.
Decision required
A question for the owner, a quotation to approve or a proposed next step. Repairs remain with the appropriately qualified professional.

A clear scope before you delegate

Location, tasks, authorised access, spending permissions and the update you expect: these points define the assignment. Frequency and timing are confirmed for your property.

Questions about looking after a property in Tunisia

Is Darikey intended for Tunisians living abroad?

Yes. Owners living abroad can enquire when a task needs someone at their property. The exact location and need must be assessed; local availability is not confirmed by this page.

Does my home have to be rented out?

No. A second home, family apartment or property left empty for part of the year may need checks, access, preparation or contractor coordination. Any arrangement must first be assessed and accepted.

Can I enquire about Airbnb or Booking.com management in Tunisia?

Yes. Airbnb and Booking.com are possible channels for a short-term rental. Specify the platforms and operations you want to delegate; the scope and local feasibility must be assessed before acceptance.

Can I use my residence when I return to Tunisia?

Yes. Any agreed arrangements should reflect how the home is actually used. Your own stays must be included in the availability and preparation plan.

Can I request only a one-off task?

Yes. A visual check, keys, contractor access or another property-related action may only need one defined assignment, subject to acceptance. Recurring management is not required.

Does Darikey carry out repairs itself?

Specialist repairs must be handled by the relevant professional. Darikey may coordinate access if it is included in an accepted service. A visual check after work is not technical certification or acceptance of that work.

How would I receive updates after a visit or task?

The agreed update should explain what was observed or completed, what could not be checked and any decision needed. Useful photographs can be included. The reporting format is defined before work is accepted.

Is Darikey available throughout Tunisia?

No nationwide availability is confirmed. Location, task and possible local arrangements must be assessed before any service is accepted. Local operating partners are still to be selected.
